Performing crack repair on your lot is essential to maintain the integrity of the asphalt. Cracks allow water to move to the base layers of the asphalt where it can erode the support system by washing it away or freezing and breaking the material up during the cold weather.
Each lot is assessed separately when performing crack repair. How the lot is cracking, the depth of the crack, and the width of the crack play a significant role in determining what product is used and how the surface is cleaned. Linear cracks are jetted out with a propane jet, then are filled with hot pour crack rubber. Cracks with depth over an inch will receive backer rod for support. If this service is paired with asphalt sealcoating, then crack repair will be conducted before sealer is applied.
Alligator cracks occur when there is an underlying base issue in the asphalt. This is typically related to a form of water issue or incorrect compaction of the base layers. In order to prevent the penetration of water through the various cracks, a tough, cold pour sealer is poured over the area and squeegeed on.
